This is the first episode for Melinda to cross over multiple ghosts at once: the 3 boys who died together in the fire.
There is a scene where Jim is getting ready to leave the old orphanage and is trying to get on his shoes, he never actually got them on.
The Haunted Orphanage was also the house used in the movie The Best Little Whorehouse in Texas made in 1982 starring Dolly Parton.

Nitpick: Why are Melinda and Andrea talking about ghosts openly right in front of the movers? You'd think they would at least lower their voices.

Mr. Abrams: Do you believe in ghosts, Miss Gordon? Melinda: Um, yes... Mr. Abrams: I think they're here now...
Melinda (to Jim, about Lou): He's rude and he's crude, he's an eighth grader with a car.
Andrea: How is that they can make things explode again? Melinda: They build up so much energy over the years that they can get really powerful. Then, they break things. Andrea: Great, another fun fact from Melinda.
Andrea: Man, I wish I was there for that.
Melinda: This isn't about old beat up furniture, is it, Rat?
Mr. Abrams: Like I said it gets spooky around here.
Vic (about Melinda): I'm telling everybody that you're my mom.
Jim (about Lou): He's always been there for me, no questions asked.
Marty: Somebody adopted Mikey. But they left Rat here... Vic: There was a lot of crying when that happened.
Tobias Northrop (about Rat): He hated his name, loved his nickname.
Jim: I know Lou's not exactly the poster boy for good manners.
Jim: It's ok he just grazed it!
Marty: Rat wants to talk to you. Melinda: Who's Rat? Marty: You'll find out soon enough.
Melinda: I thought you boys wanted company.
Andrea: Rats, oh I hate rats!
Rat: I know what you're trying to do. You're trying to get us out of here. I ain't letting that happen!
Jim (seeing a bouncing ball on their stairs): Umm, do you want to explain that? Melinda: Tomorrow.
Rat: Goodbye Wendy. Melinda: Goodbye Peter.
Melinda: I just figured it out. It's not about me not liking Lou. It's about me not liking who you are around him.
Jim: I feel like I'm in a John Carpenter film.
Melinda: Do I really need to call him Rat? (Rat stands up and breaks the attic windows)
Andrea: This would be me calmly going back upstairs.
Melinda (to Andrea): I'm listening to you. I'm just not paying any attention.

Lost Boys is a reference to the Lost Boys in the novel Peter Pan. Melinda even reads Peter Pan to the boys.
