Future Ted is explaining to his kids about his and Marshall's apartment, and all the memories it holds: Such as Marshall playing video games, Lily painting, and Ted making coffee in a 50 year old coffee pot. He loved everything, including the tacky swords they hung on their wall.
2005: Robin and Lily come into the apartment with shopping bags, telling the guys that they won't believe what happened to them earlier.
Earlier: Lily and Robin are walking down the street, and Lily is explaining how she has her own apartment, she doesn't live with Marshall and Ted. But she hasn't been to her apartment in like, 3 months. When they get to her apartment, all Lily can say is "What the hell?" They open the door and step inside and the apartment is now a Chinese restaurant. The waitress explains that they sent her a notice 3 months ago that they were changing her place to a restaurant and that since she never had a written lease, there's no legal problems. Lily starts thinking she can call her landlady who's 98 years old, and then turns to the waitress and asks if she's dead. The waitress replies "She never even saw the bus."
Back at Marshall and Ted's apartment, Lily is worrying about what she's going to do, where she's going to live. Ted offers her to stay with them. Marshall asks if he's sure, and Ted says yes, he doesn't think it will change anything.
At the bar with Ted, Barney and Robin, Barney explains how it will change everything. He explains that once Marshall and Lily are married, they're going to want to keep the apartment, and what is Ted going to do. Robin asks if he ever talked to Marshall about who gets the apartment.
Flashback: Ted and Marshall are playing video games, and Marshall brings up the subject. Ted decides to let "Future Ted" and "Future Marshall" take care of it.
Bar: Barney tells Ted he blew his chance, and that Marshall and Lily will edge him out. During the bar scene, a girl a few tables away keeps waving and smiling at Barney. When asked, Barney explains that he's on a date, but not into the girl. He met her online, and she wants a relationship, a soul mate, because that's what Barney put on his profile. He asks Ted to call him in a little bit and pretend that he's at the hospital with an emergency. Robin can't believe how lame he is. Barney leaves back to his date. Ted starts calling Barney, but Robin does it instead. She's coming on to him on the phone, but Barney has to pretend its his Aunt Cathy and that Uncle Rudy was in the hospital for trying to build his own helicopter. Barney then leaves his date.
At the apartment: Ted finds his 50 year old coffee maker replaced with Lily's coffeemaker, and is a little upset. Later, Lily is done with a painting and asks if she can hang it over the piano, where the tacky swords are currently hung. Marshall thinks its fine, but Ted refuses, and suggests she hang it in Marshall's room. Later Barney tells Ted that he has to make a big move to show that he's still in the game, since he won't talk to Marshall about it. We then see Lily and Marshall talking about Ted's attitude, and Lily thinks that he doesn't want here there. Someone knocks on the door and it's a delivery for Ted. It's a big red English phone booth. Ted comes home and tells Marshall that he likes the phone booth, and would like it to stay where it is (right between the couch and the front door). Marshall agrees, since they all live there, they should all have things they want there. Marshall then puts Lily's painting on the wall, and removes the swords. They both announce that they want the apartment.
At the bar we watch Barney go through 2 different dates, and implementing the "Lemon Law" on both of them. The lemon law is the same law that goes towards cars, within the first 5 minutes; you will be able to decide whether or not you want to commit to this person. Both of his dates leave very angry. Robin disagrees with his law, telling him that it takes more than 5 minutes to decide. Barney points out some random nerd at the bar, and asks her if she was on a date with him, would it take her more than 5 minutes to realize she didn't want to be with him. Barney then introduces the nerd to Robin.
Back at the apartment, Ted is flipping a coin to see who gets the apartment. But instead they end up arguing. Ted tells him he can't believe he took down the swords, as the swords symbolize their "bro-hood". The both pick up a sword, and start dueling, and continue dueling.
Robin is at some kind of sci-fi alien restaurant with the nerdy guy. He is very dull. Barney calls her to taunt the lemon law in his face. The nerd thinks that the phone call is her lame excuse to leave early, but she tells him its not.
Ted and Marshall are still dueling, and they think it's awesome. They start choreographing crazy sword moves, and are quite proud of themselves. During the duel, Ted is trying to explain why he should get the apartment, since he's not getting married, he's missing out already. Marshall jumps on the coffee table and they continue dueling. They flashback on when they put the swords up, it was 5 years earlier, the first day they moved in. Ted is putting the swords up, while Marshall is building a coffee table. Marshall can't find a screw for the table, so Ted hands him wood glue, thinking it will hold. Back to the duel, Lily walks in, the table breaks, and Marshall goes flying, sword first, into Lily, and we hear a scream.
During Robin's date, she gets a call regarding Lily and has to go. The nerd thinks she's dishonorable and yells alien obscenities at her, telling her she should have just been upfront. Robin tries to explain she's not lying, but gives up and leaves.
At the hospital, Ted offers the apartment to Marshall. Then they go in to see Lily and explain the sword fight, and try to offer the apartment to each other instead of keeping it. Lily interrupts their argument, and says she doesn't want the apartment. It's a boy apartment; she wants a new place once they get married. And they all agree to let their future selves deal with it since the wedding isn't for another year. Lily announces she's starved, so the whole gang goes to dinner. They end up at Lily's apartment/Chinese restaurant.
